Whether you are remodeling a kitchen, adding a guest house or ADU (Accessory Dwelling Unit), completing a home addition or remodel, or designing and building a new home, our design/build process is unique. It has been refined over 30 years to provide a positive experience for you. From the earliest discussions of design to cost estimating, architect plans & permitting, and construction, we make it easy for you. 

Design Meetings

We begin by listening closely to your needs, desires, and budget goals, and offer our suggestions and recommendations based on our years of experience.

We follow up with conceptual plans and renderings, outline specifications and a preliminary cost estimate, making certain you understand and are comfortable with the results of our collaboration.

We finalize the design, refine the specifications, and cost estimate prior to creating the construction documents.

We track your project closely as it moves through the permitting process, finalizing plans and agreements and scheduling your work,so that we can “break ground” in most cases immediately after issuance of permit.

We take the project and plans through the permitting and approvals processes, develop the construction schedule, finalize the cost estimate, and undertake both procurement and sub-contractor bidding and qualification.

 

 

 

 

 

 

 

 

 

Pre-Construction Cost Estimates

We have found that one of the big advantages of our design/build process is that it gives our customers the opportunity to control the project construction cost of the project early on and throughout the design process. We provide estimates at the following three points, each estimate becoming more accurate as the plans and project scope evolve:

1. A ‘concept' estimate at completion of the design development phase when the project scope is confirmed, generally within 10-20% accuracy.
2. A ‘preliminary' estimate after completion of construction documents, within 5-10% accuracy.
3. A 'fixed-price' construction cost at the time of permit issuance, 100% accurate and becomes the ‘fixed price’ in our Fixed Price contract.

This avoids the all too frequent situation where the architect or designer completes a set of plans, owner gives them to a builder for cost estimate and the estimate comes back so high that the owner can’t afford the cost. Time and fees are wasted and the process often must begin again.

Throughout this phase, the strengths of the Design/Build process become apparent; a designer's attention to detail combined with a builder's 'hands-on' job site supervision. We insist that our tradespeople and subcontractors adhere to the highest standard of craftsmanship, best practices, and compliance with codes and established standards. We’ve had decades of experience managing both schedule and budget, and monitor both continuously during the construction phase.
